In a first aspect, a computer-implemented system for determining development potential includes at least one input interface for receiving property information; a computer program for calculating a building envelope allowable under the zoning code and for calculating an actual maximum density capacity available for a geographic area of interest using the zoning code and additional factors affecting the area of interest.
